Pre construction sets the path on which the project will ride, during this stage of the project cost estimating, scope of work, scheduling and the road to final constructions are reviewed and made. FDCM has an extensive database of historical and current local construction cost figures that include all stages of the project, from labor, material, and equipment to permit costs.
FDCM can undertake the responsibility of design and construction for owners who prefer having one party take care of every stage. Our services can be made to best suit your needs when we are engaged from the beginning of the design phase for your project. By working in close contact with the owner, FDCM will preform the complete design based on a preliminary scope or design presented by the owner.
As Construction managers we work and go over revisions, approvals, permits, change orders and scheduling. It provides constant communication between all parties involved in the process, owner, architects, engineers, general contractor, subcontractors and vendors are in constant communication and have access to important information and documentation when needed, this way we prevent improvisations, hold ups or time wasting.
As the general contractor we are in a unique position. Interacting with all essential parties, we can ensure that construction is kept on budget and all permits and releases are obtained and quality levels are set and maintained through out the project. FDCM holds a large subcontractor and supplier base. We work with subcontractors that can understand the schedule and contract terms related to each project and how, and when the work is to be executed.
FDCM takes care of all permitting and document control. We will research the Municipality, in which the project will be built, making sure the necessary documents are in place for submission. Present the documents to the Building Department for plan review; monitor each division within the Building Department; present the comments and notes which the Building Plan Reviewer may have and any additional items which may be requested. Keep the client informed at all times and assist the teams involved to ensure everything is at hand when needed. Once the permit has been issued, be available for any revisions or changes to guaranty fluidity in the process until project is completed.
Keeping track of documents is also a service we provide we make sure we Know what has been presented; read and executed.
Change orders, field conditions, owner requested information, RFI's, consultants reports, permitting numbers and positions, contractor requirements, Draw Requests, all will be processed and maintained in a timely manner.
